A copper supply line behind the washing machine let go at 2 AM while the homeowners were asleep in East Hill. By morning, two inches of standing water covered 800 square feet of finished basement. We arrived within 90 minutes of the call, extracted the water, and set a six-day drying plan with Dri-Eaz LGR dehumidifiers and Injectidry floor mats pulling vapor through the subfloor. The psychrometric data, logged twice daily, showed vapor pressure differential dropping from 1.2 to 0.3 inches of mercury by day four. Mold Remediation: Attic Mold in Panther Lake After Improper Ventilation
The previous owner had vented the bathroom fan into the attic instead of through the roof. Five years of that mistake in Panther Lake’s wet winters left the sheathing coated in mold. We contained the attic with negative air pressure, HEPA-vacuumed the sheathing, applied antimicrobial to the studs, and fixed the ventilation defect that caused it. Post-remediation air sampling showed spore counts below outdoor baseline. The written scope was $3,800 before we cut anything. We also documented the pre-existing construction error with photos, which helped the homeowner recover from the seller’s disclosure omission.
Fire & Smoke Damage Restoration: Kitchen Grease Fire in Meridian Valley
A turkey fryer got away from them in Meridian Valley on Thanksgiving morning. The protein soot from grease fires is nearly invisible but aggressively acidic, etching cabinet finishes and embedding in porous drywall. We scoped it in writing at $7,400 before demolition: remove and replace the range hood and upper cabinets, ultrasonic-clean the dishes and glassware in our contents facility, thermal-fog the living room for odor, and run ozone for 48 hours. The HVAC ductwork got rotary-brushed and HEPA-vacuumed because smoke had pulled through the return. Daily photo documentation went to the carrier. Storm & Disaster Restoration: Wind-Driven Rain in Kent’s West Hill Neighborhood
A November storm peeled back shingles on a West Hill gable end and drove rain straight into the attic for six hours before the homeowner noticed the ceiling bubbling. We found R-38 fiberglass insulation packed to 68% moisture content, heavy enough to collapse the drywall below. Our scope in writing: remove the wet insulation, set drying chambers in the wall cavities with Injectidry hoses, replace the drywall and insulation, and coordinate roof repair through our reconstruction crew. A main line blockage in downtown Kent sent sewage backward through a commercial toilet flange on a Saturday morning. Category 3 water demands full removal of porous materials, no exceptions. We wrote the scope at $5,600 before anyone entered the space: remove the vinyl flooring and carpet, remove the baseboards, HEPA-vacuum and sanitize the concrete subfloor with EPA-registered disinfectant, replace the toilet flange, and install new LVT flooring. Reconstruction & Cleanup: Full Rebuild After Water Damage in Scenic Hill
A slow leak under the Scenic Hill kitchen sink went undetected for months, destroying the cabinet box, subfloor, and adjacent hardwood. Mitigation dried the framing to 12% moisture content over eight days. Then we scoped the rebuild separately, in writing, with a full material list and fixed price: $11,400 for cabinet replacement, quartz countertops, waterproof LVT flooring, and trim.
